Hartfields is a vibrant and active retirement village for people over 55 who want to live in their own home. Hartfields has 242 properties, is home to around 300 residents and has a wide range of communal facilities.

About the role

The bar team and service is one of the key facilities in the communal areas providing a range of alcoholic and non-alcoholic beverages. The bar service compliments other hospitality functions including a coffee shop which is available to residents, staff and the general public.

The role of the team is to provide a welcoming bar service with a range of activities for all. The team carry out bar duties which includes serving customers at the bar in line with licensing regulations, helping with organised activities and events and ensuring the bar is correctly stocked and is a clean, safe environment for all who use it.

About you

You’ll deliver an excellent, customer focused bar service and be responsible for the operation of the licensed bar when on shift. You’ll have a good level of numeracy and experience of cash handling and reconciliation and an understanding of health and safety. Able to communicate effectively with a wide range of people, adapting approaches if needed, you’ll be able to work as a team and show flexibility of working pattern to support the needs of the team.

We have an exciting opportunity for a Service Charges & Rent Manager to be operationally responsible for the effective management, administration, and communication of service charges and rent application for 7000+ homes, homeowners, freeholders on estate and garages.

Key Responsibilities Include:

Develop, implement, and manage the annual service charge budgets for all properties within the Housing Association’s portfolio, ensuring accuracy and transparency.
Ensure the annual rent and charges are issued in line with regulatory requirements, and best practice. Ensuring all tenants that have a service charge or personal charge receive clear and concise breakdowns of the charges, with transparent explanations for any changes in costs.
Ensure that service charge, estate-based charges and utility billing arrangements comply with the relevant laws, regulations, and guidelines, including the Leasehold Reform Act and other housing legislation.
Provide clear and transparent communication to residents regarding service charge billing, including responding to queries and explaining charges in an understandable manner.
Work closely with contractors, suppliers, and internal teams to support the teams that manage the contracts to ensure that services provided to residents (e.g., cleaning, maintenance, grounds maintenance) are delivered as per the agreed terms and conditions.
Lead on the implementation of new systems, tools, or technologies to improve service charge management and resident satisfaction.
Deliver a high standard of customer service ensuring customer outcomes are effectively delivered.

Our Ideal Candidate Will Have:

Educations and Qualifications:

Degree level or equivalent relevant professional qualification or qualified by experience (E).
Evidence of continued professional development (E)
Have or are working towards a Chartered Institute of Housing (CIH) Level 3 or above, or similar (D).

Experience:

Demonstrable and extensive working in service charge and rents management or a similar role within housing associations, property management, or public sector housing.
In depth experience in managing complex variable service charges, estate charges, sinking funds, and diverse rent regimes (Social, Affordable, Intermediate).
Understanding of leasehold management, Section 20 consultation processes and managing external third-party managing agents.
Understanding of welfare benefits.
Extensive experience in operational management and leading a customer facing team.
A track record of customer excellence and performance against KPI’s
Experience of change management and being and subject matter expert for changes in software and systems.
Experience of working within a customer-focused environment and handling challenging customer interactions.
Knowledge of housing management software and systems used to manage service charge billing and reporting.
Experience of modifying and maintaining policy and procedures.
Substantive experience of working with and presenting complex financial and compliance reports to governance groups including Tenant Service Committees and Boards.
Experience of identifying, interpreting, and implementing changes in response to new legislation or regulations.
Experience at forming and delivering strategic roadmap plans including training, quality assurance, and annual plans.

Experience of interpreting law and housing legislation as it related to rents, service charge, leasehold management and managing agents to ensure compliance and effective service delivery.

About the role

As a motivated and fully engaged member of the wider Care Services team, the Food Service Assistant is responsible for the efficient and timely service of food to residents & customers in Hartfields Manor, supporting the delivery of an excellent food and customer focussed service whilst adhering to the highest food safety standards.

You’ll assist in the low skilled preparation of food and support with the service of food, delivery of meals and working on the counter serving customers in an organised and timely manner. You’ll get to know the residents’ preferences and ensure that they are always available and keep the pantries stocked. You’ll liaise with both the catering and care management teams to ensure good communication.

You’ll take care to always be helpful and friendly, help clean the tables after service and adopt a ‘clean as you go’ work ethic, and fully stock the small kitchens, take fridge temperatures, clean kitchen fridges and keep kitchens clean and tidy.

About you

We’d like our Food Service Assistant to have relevant customer service experience in a commercial catering operation and have experience of following Food Safety and Health & Safety procedures. Adhering to the highest standards of due diligence, you’ll have working knowledge of Food Safety regulations.

About the role

As a motivated and fully engaged member of the wider Care Services team, the Food Service Assistant is responsible for the efficient and timely service of food and beverages to residents in The Oaks Care Home, supporting the delivery of an excellent food and customer focussed service whilst adhering to the highest food safety standards.

You’ll support the preparation of The Oaks dining room and the service of quality and nutritious meals for our residents. You’ll get to know the residents’ preferences and ensure that they are always available and keep the pantries stocked. You’ll liaise with both the catering and care management teams to ensure good communication.

Serving in The Oaks and other social spaces, you’ll take care to always be helpful and friendly, help clean the tables after service and adopt a ‘clean as you go’ work ethic, and fully stock the small kitchens, take fridge temperatures, clean kitchen fridges and keep kitchens clean and tidy.

About you

We’d like our Food Service Assistant to have relevant customer service experience in a care home environment and have experience of following Food Safety and Health & Safety procedures. Adhering to the highest standards of due diligence, you’ll have working knowledge of Food Safety regulations.

You’ll be able to work positively with residents and colleagues from diverse backgrounds and have demonstratable interpersonal and oral communication skills.
